Water: The property receives surface water deliveries from the Le Grand-Athlone Water District through a 10-year contract with Merced Irrigation District. The north side of the ranch borders Dutchman Creek. The ranch is equipped with one deep agricultural well, one (1) domestic well, one (1) lift pump, and one (1) booster pump. Additionally, there is access to another well through a well-share agreement. The property also features a water storage pond with approximately 25 acre-feet of capacity.
